We are often asked about developments in property prices. And it's always equally difficult to give an exact answer. But thanks to our long experience, we can at least confirm one thing: owning a property has, historically speaking, always made financial sense.
Currently, around 60-70,000 people move into Stockholm every year. As a consequence, new developments are on the increase. This, in turn, leads to many older properties coming onto the market. Quite simply, we believe that this healthy movement in the property market is here to stay.
Consequently, ownership of property will, in all likelihood, continue to make financial sense in the years to come. Especially when you consider that it's an investment that you get the benefit of every day.
At the same time, we at Skeppsholmen Sotheby's International Realty are realists, and we know that there can be no guarantees against a temporary fall in property prices. But we do know one thing: a good location is unbeatable, and will always find a buyer.
What's most important is to recognize the potential in every deal. There's always something positive about each individual property. It's just a question of seeing what it is. Yet you must always be honest. Nothing must be hidden. It's no secret that location is crucial. This is true for all the houses, country and seaside properties that we act for. Where apartments are concerned, there are more factors to consider. It's no longer just about the address, but also the state of repair and the finances of the relevant tenant-owners society. Two factors that have a major effect on the valuation.
A good estate agent will be able to negotiate all the twists and turns of what can be a fairly complex affair. And a good estate agent will know how to arrive at a fair overall value. We believe that the price should reflect the true value. That price can subsequently go up or down according to offers placed. That's the way in all deals. When we value a property, we do so on the basis of our long experience, our expertise and our local knowledge. At Skeppsholmen Sotheby's International Realty we don't go in for wildly exaggerated estimates, and we never promise more than we can deliver.
25 years ago, when we started Skeppsholmen, we found it strange that there were no photographs of properties in newspaper advertisements. We couldn't understand the reasoning behind it: did they really want a client to drive for an hour or so to a seaside property - only to discover that it didn't look anything like he'd imagined?
Or worse still: didn't they even want the client to bother driving out to view the property?
As we saw it, one of the ways of ensuring you get the best price, when you opt for maximum exposure, is naturally to show that property to as many prospective buyers as possible. That's why we at Skeppsholmen - back then in 1992 - chose to go against the flow. We know, thanks to our long experience, that however robustly we market a property, there are always two factors that make up a truly successful deal.
The first is the nature of your property. Every home is different. It's our task to highlight its unique character. While we're customizing every sale to client needs and wishes, we make an extra special effort to present your property with a clear description and attractive pictures.
The second is our commitment as an agent. We recognize the potential in every deal. For us to find the right buyer, the person prepared to pay the top market price, nothing is either too big or too small.
In addition to the high profile generated by our full color adverts in the daily press, we also, as you would expect, place your property on the Hemnet and Bovision sites, as well as our own website. Basically, this makes it as attractive and easily accessible as possible.
This does not apply, of course, when clients request a more discreet sale. In that case, we turn to our meticulously updated client database, from which we can hand pick the people for the particular property in question. At the end of the day everything comes down once again to the confidence that lies at the heart of ensuring that the biggest deal of your life will also be the best deal of your life.
We cannot stress this enough: we customize every sale according to client needs and wishes. Naturally, this carries right through to the all-important viewing day.

Putting the finishing touches to a home can be crucial to a sale. Naturally, you want to show your home in its best light. Based on our experience, we can give you some simple tips and suggestions on details you might not have thought of. Or if you'd like a more thorough makeover, then we can recommend a suitable home staging company for the job.
One precondition of a successful deal is not to cheat with any aspect of the marketing. It's a question of presenting a home in its best light without it looking too artificial or contrived.
During the viewing itself, you can relax. Here too, we've done our homework, to help us to answer any questions that might arise. Naturally, we aim to maintain the closest possible contact with prospective buyers, in order to guide you and them together towards a successful deal.
We've now arrived at the part which many, with some justification, regard as the most nerve-racking part of the sale.
As we usually say: in the end, it all comes down to feelings. This is true both for sellers and buyers. This is where our professionalism counts most. When we say we have a personal contact with the buyer in every offer, this is not least to help us weigh up the quality of that offer.
To put it simply: is this a buyer who has the means to buy your home?
The offer process, as we've said, is a very sensitive part of the sale. Whilst it is going on, we pass on all offers to you and let you know of any eventual terms and conditions. At the end of the day, you are always the one who decides who you want to sell your home to, and at what price.
When all parties are in agreement, we arrange a meeting at the earliest convenient date at our office. At the meeting, the buyer and seller sign the written contract of sale. In the agreement we document the price, alongside other terms and conditions.
Unless otherwise agreed, a deposit of ten per cent of the sale price is due within a week of signing the contract. If one of the parties is unable to attend in person, we can ensure that the contract is signed at a distance or via attorney.
One of our key values is security. We take care of you right the way through your property transaction. Our success is largely down to the individual skills of our estate agents and the way we do business. The purchase is not complete until the handover day. Up until then, we at Skeppsholmen Sotheby's International Realty naturally take responsibility for the entire sales process.
On the handover day, the buyer and seller meet, either at our offices or at the buyer's bank. This is where we draw up a settlement of account (plus a deed of purchase in the case of a property) and the remainder of the sum due is paid. But our responsibility doesn't end there. We know from experience that even after the transaction is completed, there may arise a need for legal or financial advice.
